Course Synopsis:

  1. HDB resale transaction process and highlights of Option to Purchase (OTP).
  2. Salient points of the Estate Agency Work Regulations including Code of Ethics & Professional Client Care applicable to HDB resale transactions.
  3. The difference(s) between legal and ethical obligations.
  4. Crucial elements for salespersons to take note in HDB resale transactions such as: –
    • Cooling period – explain to Seller adequately.
    • Financial planning for next flat purchase or accommodation.
    • HDB Resale Checklists for Sellers/Buyers.
    • Explaining the Open Market Value of flat to Sellers/Buyers.
    • Explain the salient terms of the HDB OTP.
    • Ethnic and SPR quota as well as implications when SPRs purchase HDB appointment and charge rent, cashback or over as well as under-declaration of prices.
    • Co-brokerage in the interests of the client and conveyance of all offers.
    • Pre-qualifying Sellers/Buyers for eligibility.

Course Objective(s)

The registered salespersons will have a working knowledge of ethical professional practices in estate agency work for HDB resale and rental transactions.

  • Participants will be given a step-by-step guide and updates on the salespersons duties on every step of the Sale and Rental of HDB flats.
  • Participants will be given situations to display situations of Dual Representation, Handling Clients monies and Conflict of interest.
  • Emphasis will be given on the Salespersons Ethical Responsibilities in the process.

Mark Gansham

Mr Mark Gansham graduated from the University of London with a Bachelors’s Degree in Economics. He is also ACTA (Advanced Certificate In Training And Assessment) qualified, a pre-requisite to training WDA’s Workforce Skills Qualification (WSQ) programs.

Mark has been a real estate practitioner for 18 years and has vast experience in sales and lease transactions of both the public and private residential market. He has vast knowledge in areas of HDB and Private Residential Properties. Mark has extensive experience in Real Estate training. He is involved in training in the Area of Rental & Sale of Public and Private Properties as well as Skills-based training.
